Pilings are the part of a waterfront structure nobody sees and everything depends on. If they are wrong, the dock above them is a countdown. Here is what residential pile driving actually involves on this coast.
What pile driving is
Driving pilings means installing vertical structural members deep enough into the bottom to reach material that will carry the load. Not deep enough to look right. Deep enough to reach bearing. That depth is decided by what is under your specific shoreline, which is why a neighbour’s job is not a reliable guide to yours.
Piling materials
Pressure-treated timber
The most common residential choice. Cost effective, proven, and workable on almost any site. Treatment retention matters enormously in salt water, and marine-grade treatment is not the same as what a lumber yard sells for a deck.
Concrete
Higher strength, longer life, higher cost. Used where loads are heavy, where borer activity is severe, or where the owner wants the structure to outlast them. Common for boat houses and larger lifts.
Steel
Used where conditions are demanding, for commercial work, and where driving through hard layers is required. Highest cost, highest capability.
What drives the cost
- Depth to bearing. Soft bottom means longer pilings and more driving time.
- Water access. Whether a barge is required, and how far it has to travel.
- Piling count and diameter. Set by the structure the pilings will carry.
- Material. Timber, concrete and steel are meaningfully different line items.
- Site constraints. Tight canals, overhead lines and existing structures all add time.
How long it takes
Pile driving itself is usually the fastest part of a waterfront project. It is the permitting and the mobilisation that set the calendar. A standard residential dock runs 2 to 4 weeks from permit to completion. Larger jobs or extensive pile driving run 6 to 8 weeks.
Piling wrap and why it matters here
Marine borers and the tidal splash zone are what kill pilings on the Gulf Coast, and both attack in a predictable band. Piling wrap seals that band against oxygen and organisms. On new pilings it is cheap insurance. On existing pilings that are still structurally sound, it can add years before replacement becomes necessary. It is one of the highest-return maintenance items on a waterfront property and one of the most commonly skipped.
Permits
Pile driving in navigable water is regulated. Local, state and Army Corps permits are typically required. We handle the process, and we would rather turn down a job than drive pilings that should not be there.
