Nobody wants to hear that a structure needs replacing, and no honest contractor wants to sell a replacement that was not necessary. Here is how we decide, so you can see the logic before anyone quotes you.
The general rule
Repair when the structure is sound and the failure is local. Replace when the failure is systemic, or when the structure was undersized for its conditions to begin with. Repairing an under-engineered structure is not a saving, it is a payment plan on the same problem.
Docks and piers
Usually repairable: individual deck boards, isolated stringers, hardware corrosion, one or two compromised pilings, railing damage.
Usually replacement: widespread piling failure, a frame that has racked out of square, structural rot through primary members, or storm damage across multiple bays.
The honest test is the pilings. Decking and framing are consumable. If the pilings are good, most docks are worth saving. If the pilings are going, you are rebuilding on a bad foundation.
Seawalls and bulkheads
Usually repairable: tieback or deadman failure, soil loss behind an otherwise straight wall, isolated panel damage, cap repair, drainage correction.
Usually replacement: sustained leaning along the run, panels cracked and separated, a wall built from the wrong material for its exposure, or repeated failures at the same location.
Soil washing out from behind a wall is the signal people ignore longest. It usually means water is finding a path the wall was supposed to close, and left alone it takes the lawn with it.
Boat lifts
Usually repairable: cables, motors, switches, bunks and cradles, hardware corrosion, alignment.
Usually replacement: structural corrosion in the beams, a lift undersized for the boat now on it, or a freshwater-spec lift that has been living in salt water.
Lift repair is one of the better value items on a waterfront property. Cables and motors are wear parts and replacing them on schedule is far cheaper than the failure they prevent.
What actually changes the answer
- Age relative to material. Timber in salt water and vinyl in salt water age very differently.
- Whether it has failed before. A second failure at the same point is usually a design problem, not a maintenance problem.
- Whether the original build was permitted and engineered. Unpermitted work often turns out to be undersized.
- What you plan to do with the property. Selling in a year and staying for twenty are different decisions.
After a storm
Damage after a named storm is frequently worse below the waterline than above it. A structure that looks intact can have compromised pilings or displaced tiebacks. Get it inspected before you use it, and document everything before repairs start if insurance is involved.
